What is an EPC?

First introduced in 2007, an Energy Performance Certificate (EPC) is an assessment of a property’s energy efficiency and environmental impact, as well as a tool used by home-owners to identify and combat the main heat-loss factors of their property. These certificates are valid for 10 years following completion. The law states that any property which is to be either sold or let requires a valid EPC.

EPC’s are graded from A – G, with A being the best rating. The rating of a property can be affected by numerous factors, such as insulation levels in the flooring, walls, and roof space, as well as levels of window glazing, the efficiency of any present heating systems, and whether the light fittings in a property are considered ‘low-energy,’ among other items which will be checked on the assessment. Following completion of this assessment a certificate is produced which states the rating of the property as well as a number of recommendations which can be used to increase the rating if the recommended actions are completed.

From 1st April 2018, it is now a lawful requirement for landlords to ensure their property achieves an ‘E’ rating or above before letting their property to any tenant (This is referred to as ‘Minimum Energy Efficiency Standards’ or ‘MEES.’) Landlords and their agents should act by commissioning an up-to-date Energy Performance Certificate which will identify the current rating (which may have changed over time), and recommend opportunities for improvement.
